Working in a building that stays open

Most of our commercial work happens around people. That means the removal is designed around access, not the other way round.

Out of hours and phased

Nights, weekends and shutdown windows, with the area handed back clean and cleared each time. On a phased job you get one enclosure at a time and the rest of the floor keeps working.

Separate access and protected routes

Dedicated transit routes, a separate waste route where the layout allows, and cordons that keep the public and other trades away from the works without closing the building.

Air monitoring the occupants can see

Background and reassurance monitoring outside the enclosure as well as the mandatory leak tests, with certificates issued as the job runs rather than at the end.

One contract for the whole thing

Survey, notification, removal, air testing, clearance, waste consignment and documentation. Because we hold the HSE licence ourselves, the programme does not depend on a subcontractor’s availability.

COMMERCIAL PRICING

What it costs, and what changes the price

Commercial removal is priced on access, programme and material, not on floor area alone. The things that move a commercial price are:

Whether the building stays open, and whether the work has to be out of hours
How the waste gets out — a ground-floor door is a different job from a fourth-floor plant room
The material: cement sheet and floor tiles are quicker than insulation, sprayed coatings and lagging
Whether a refurbishment and demolition survey already exists, or we have to survey first
Welfare and temporary services, which on an occupied site are real costs and should be itemised on any quote you receive

We hold an HSE asbestos removal licence and work to the Control of Asbestos Regulations 2012. We help you meet your legal duty to manage asbestos, notify licensed work to the HSE, arrange independent air monitoring and 4-stage clearance, and provide waste consignment notes and clearance certificates for your records and compliance file.

Minimal disruption to your business

We know a commercial site can't just shut down. We work out-of-hours, at weekends and in phases, using sealed enclosures and negative-pressure units so the rest of your building stays operational. Clear method statements and site plans are provided before we start.

What a commercial quotation includes

Every commercial quotation is fixed and itemised: survey review, enclosure and negative-pressure plant, labour, independent air monitoring and four-stage clearance, consigned waste disposal and the completion pack for your compliance file. Where the survey is missing we quote the refurbishment and demolition survey first, so nobody prices blind. That is why our commercial clients — FMs, agents and main contractors — get numbers that survive to final account, with no mid-job extras for things a survey would have found.

Planning around your programme

On a commercial project the asbestos package sits on the critical path: a missed clearance date can hold up the trades behind it. We plan the works back from your programme — notification periods, enclosure builds and clearance visits — and report progress in the format you use.

CDM, RAMS and documentation

Commercial clients receive the documents relevant to the work: site-specific RAMS, construction phase plan input, ASB5 notifications where applicable to licensed work, enclosure logs and air-monitoring results for licensed enclosure work, and handover files for the O&M manual.

Asbestos removal on commercial jobs rarely travels alone. We run it alongside soft strip and demolition under one contract — one mobilisation, one point of responsibility, no interface disputes between contractors.

Commercial removal questions

How much does commercial asbestos removal cost?

It depends on the material, quantity and access, so we provide a written quotation after a site inspection, and waste disposal is included.

Will you have to close our premises?

Usually not. We work in sealed enclosures and out of hours where needed, so the rest of your building can keep operating while we work.

Do we legally need an asbestos survey first?

For any refurbishment or demolition work, yes — a refurbishment & demolition survey is a legal requirement before work starts. We can carry this out for you.

How quickly can you start?

Non-notifiable work is programmed once the scope is agreed. Notifiable licensed work requires 14 days' notice to the HSE, which we handle for you.

Planning commercial works?
