WHAT AFFECTS THE PRICE

Four things move the number

Material type
Bonded cement is straightforward. AIB, lagging and sprayed coatings are licensed work with enclosures, notification and clearance testing, typically 3 to 5× the cost per m².

Quantity & area
More material means more labour and disposal, but bigger jobs spread the fixed setup costs, so the per-m² rate usually falls.

Access & height
Scaffolding can add £300 to £600. Lofts, confined spaces and live premises need extra controls and time.

Condition
Damaged, friable material needs more containment and sometimes decontamination of surrounding areas. Well-bonded, intact sheets are cheaper to handle.

Not everything needs ripping out. If material is well-bonded, in good condition and won't be disturbed, encapsulation, sealing it safely in place, can cost roughly half of full removal.
