Every project starts with understanding the ground: desk study, site investigation and soil sampling through UKAS-accredited laboratories, then a remediation strategy agreed with your consultant and the local authority. Whether the answer is excavation and licensed muck-away, on-site treatment, encapsulation or a cover system, we carry out the works under full environmental controls — with air monitoring wherever asbestos fibres are a risk.

We finish with the paperwork that matters: validation reports, waste consignment notes and material tracking that satisfy NHBC warranty providers, planners and the Environment Agency. Land remediation, in depth

Brownfield ground tells a story

Former works, garages, mills and infill sites carry their history in the ground: asbestos from demolished buildings, hydrocarbons from tanks, metals from processes. Remediation makes that ground safe and certifiable for its next use — usually housing.
Asbestos-in-soils is our specialist corner: fibres from old demolitions contaminate made ground far more often than developers expect.
Most of what we deal with is made ground — material brought in or left behind rather than laid down by nature. Buried demolition rubble, ash and clinker from old boiler houses, hydrocarbons where fuel was stored, heavy metals from manufacturing, and asbestos from buildings that came down long before anyone kept records of what was in them.
It is worth being clear what the word means. "Contaminated" is a planning and risk term, not a verdict on the site. Most brownfield land is perfectly developable once it has been understood and treated. Two things usually bring clients to us: a planning condition requiring remediation and validation before development can proceed, or a purchase where ground condition is affecting the value.

Asbestos in soil is a different problem

Asbestos in made ground does not behave like asbestos in a building. In a building it sits in a known place, in a known material, and you plan an enclosure around it. In soil it is dispersed — spread through the fill by whatever earthmoving happened decades ago — and it can be anything from bonded fragments of cement sheet and pipe to free fibres released as the fill was worked.
That changes the assessment and it changes the controls. CAR 2012 still applies to the ground exactly as it applies to a plant room. Excavation needs dust suppression and air monitoring, arisings need segregating rather than mixing, and the material has to be consigned and disposed of properly rather than moved around site.
Most groundworks contractors are not licensed for any of that. Being an HSE-licensed asbestos contractor and a remediation contractor in one company means the same party carries it end to end — no interface, no argument about who owns the fibre risk. Investigation before excavation

Desk study, site investigation, laboratory analysis and a remediation strategy agreed with the regulator — the sequence that stops you paying to dig up ground that could have stayed. We work with geo-environmental consultants or bring our own.
The strategy decides what is treated on site, what is capped, and what genuinely must travel as hazardous waste — the most expensive option, used last.

Doing the dirt work

Excavation under dust suppression and air monitoring, screening and picking asbestos from soils, stabilisation, cell capping, and haulage on consignment notes when off-site disposal is unavoidable. Volumes are tracked load by load against the strategy.
Where remediation follows our own demolition, one contractor carries the site from standing building to certified plateau.

Validation and sign-off

The job ends with a validation report: sampling results proving target levels are met, records of every load removed, and the documentation NHBC, planners and funders require to release the site.
Without that report the remediation may as well not have happened — it is the deliverable, and ours are written to be approved first time.

What is land remediation?
Land remediation means investigating and treating contaminated ground — removing, treating or safely containing contamination like asbestos, hydrocarbons or heavy metals — so a site is safe to build on and acceptable to planners, warranty providers and the Environment Agency.
We’ve found asbestos in the soil — what now?
Stop groundworks in the affected area and keep plant away from it. We sample the soil to identify the type and concentration, then agree a remediation strategy — usually excavation and licensed disposal, or a managed cover system. We handle the whole process, including validation.
Will remediation discharge my planning conditions?
That is the goal. We work to a remediation strategy agreed with the local planning authority and your environmental consultant, then produce the validation report that evidences the works — the document planners need to sign the condition off.
How much does land remediation cost?
Cost is driven by contamination type, volume, disposal classification and access. Investigation and lab results come first so nothing is guesswork — then we give a fixed written quote for the remediation itself.
Do you carry out site investigations?
Yes — desk studies, trial pits, soil sampling and UKAS-accredited lab analysis, reported with clear recommendations. If remediation is needed, the same team takes it through to validation.
