WHERE WE WORK

The buildings we work in

Pre-war terraces and semis, 1930s to 70s family homes, bungalows, ex-council houses, garages, sheds and outbuildings — every era of British housing used asbestos somewhere. If your home was built or refurbished before 2000, asbestos can sit in textured ceilings, floor tiles, soffits, water tanks and around old heating systems, and it is usually safe until it is drilled, broken or disturbed by building work.
We work in occupied homes every week, so each job is planned around your household: sealed work areas, protected access routes, independent air testing where required, and a tidy handover with the waste consignment note and certificates you need for your records, your buyer or your mortgage lender.

What matters when it’s your own home

Most homeowners have never dealt with asbestos before, so we keep it simple and honest. You get a fixed written price before we start — no day rates, no hidden extras, and waste disposal is always included. Our pricing guide shows typical ranges for the common jobs, from a garage roof to an Artex ceiling, so you know roughly what to expect before you even call.
In almost every case it’s safe for your family to stay in the house while we work: the affected room or garage is sealed off, protected and cleaned down before it’s handed back. Our operatives are DBS-checked, medically screened and tidy — dust sheets down, everything bagged, nothing left behind. Every job ends with the right paperwork for your records, which matters if you ever sell the house.

How a typical home job runs

Send photos or book a free visit and we’ll identify the material — where testing is needed we arrange sampling with UKAS-accredited lab analysis. You get a fixed quote within 24 hours. On the day we set up a sealed work area, remove the material under controlled conditions, and take the waste away with a consignment note. Where the work is licensed, the area gets independent air testing and a clearance certificate before you use it again.

What we most often remove from homes

The same handful of materials accounts for nearly every domestic job: cement garage and shed roofs, Artex and textured ceilings, insulation board around boilers and airing cupboards, floor tiles and bitumen adhesive, old water tanks, and soffits or guttering. Most are fixed-price jobs quoted from photos, and most are done in a day. Where something needs licensed removal — AIB in quantity, lagging in a cellar — we build the sealed enclosure, notify the HSE and manage the whole process, and you can normally stay in the house while the work area is isolated.

Straight answers before any work

If you are not sure what you have, a sample test from £125 settles it in days, and our cost guide publishes the real ranges for every common job so you can sanity-check any quote — ours included. Everything we remove leaves as consigned hazardous waste and you keep the paperwork, which matters when you come to sell.

FREQUENTLY ASKED

Homeowner questions, answered

01How much does it cost to remove asbestos from a house?
It depends on the material and how much of it there is — a garage roof is a very different job from a full ceiling. As a guide, most single-item domestic jobs fall between a few hundred pounds and a couple of thousand. We give a fixed written quote within 24 hours from photos or a free visit, with disposal included.
02Is it safe for my family to stay home during the work?
Usually yes. The work area is sealed off from the rest of the house and cleaned down before handback, so day-to-day life can carry on in the other rooms. If a job ever did need the house empty, we’d tell you before you book, never on the day.
03Do I need an asbestos survey first?
Not always. For a single visible material — a garage roof, a bath panel — a photo or a sample is often enough. If you’re renovating or extending a pre-2000 home, a refurbishment survey is the safe (and for building work, legally required) route, and we can arrange it.
04How is the waste disposed of?
All asbestos waste is double-bagged or wrapped, moved in sealed containers and taken to a licensed disposal facility. You receive a waste consignment note as proof it was handled legally — keep it with your house paperwork.
05Can I remove asbestos myself?
We strongly advise against it. Some very low-risk materials can legally be handled by a homeowner, but without training, RPE, air testing or a licensed waste route you risk contaminating your home — and licensed materials like AIB or lagging must never be touched without an HSE licence. A quote costs nothing; a mistake is permanent.
06How do I know if my Artex ceiling contains asbestos?
You cannot tell by looking. If the ceiling went up before 2000, assume it may contain asbestos until tested — we can sample and have a UKAS-accredited result back to you within days, so you know for certain before any work starts.
07How long does a typical domestic job take?
A garage roof is usually done in half a day; a single textured ceiling one to two days including air testing where required; larger strips are quoted with a day-by-day plan. You get the timescale in writing with the quote.
08Will asbestos removal affect selling or remortgaging my home?
It usually helps. Buyers and surveyors are reassured by professional certification — you will have the survey, consignment note and clearance paperwork to show exactly what was removed and that the property was handed back clean.
09What should I do if I have already disturbed asbestos?
Stop work, close the room, and do not vacuum or sweep — that spreads fibres. Call us: we offer rapid-response make-safe visits with air testing, and honest advice on whether the disturbance actually poses a risk.
10Do I need to tell my neighbours about the work?
For internal work, generally no. For external jobs like garage roofs or soffits we work in controlled zones and are happy to speak to neighbours for you — most are reassured to see it done properly.
