Your duty to manage, handled

If you let out property built before 2000, asbestos is a legal matter, not just a maintenance one. The duty to manage asbestos in the common parts of rented buildings — and the practical duty of care to tenants everywhere else — sits with you as landlord. We keep it simple: management and refurbishment surveys to establish what’s there, a written register you can file, and safe removal or encapsulation where a material can’t stay.
Timing matters in lettings, so we work to your tenancy calendar. Void periods are the ideal window: we can survey, remove and hand back a certified property between tenants, often within the same week, so the void doesn’t stretch. For occupied properties we work room-by-room with sealed enclosures and tenant liaison, keeping disruption — and complaints — to a minimum.

Every job produces the documents a landlord actually needs: survey report, risk assessment and method statement, waste consignment notes, and where licensed removal is involved, an independent four-stage clearance certificate. 01Do landlords legally have to deal with asbestos?
Yes, in two ways. The duty to manage under the Control of Asbestos Regulations 2012 applies to common parts of flats and HMOs — you must know where asbestos is and manage the risk. Beyond that, you have a duty of care to tenants: if asbestos in the property is damaged or likely to be disturbed, dealing with it properly is your responsibility.
02Do I need an asbestos survey for a rental property?
If the property was built before 2000 and you don’t know what’s in it, a management survey is the sensible baseline — and before any refurbishment you’re legally required to have a refurbishment & demolition survey. We survey, report and quote for any removals in one process.
03Can you work between tenancies to avoid void loss?
Yes — voids are how most of our landlord clients schedule us. Tell us the check-out and check-in dates and we’ll survey, remove, clear the air testing and hand back certified inside the window, often within the same week.
04What documentation will I get for my records?
Survey report and register, method statement, waste consignment notes and — for licensed work — the independent four-stage clearance certificate. Everything a compliance file, insurer or future buyer could ask for.
05Who is the duty holder in a leasehold block?
It depends on the lease — common parts usually fall to the freeholder or managing agent, while demised areas can be the leaseholder's responsibility. We read the arrangement, survey accordingly and set out who owes what.
06Can tenants stay in place during removal?
Often yes. Sealed enclosures and protected access routes let us work with tenants in situ for most jobs; where a short decant is genuinely safer we tell you upfront so you can plan it.
07What if a tenant or tradesperson damages asbestos mid-tenancy?
Treat it as urgent: we attend for an emergency make-safe, run air testing, and document the incident properly — evidence you may need for your insurer and to show you met your duty.
08Does asbestos affect gas, electrical or refurbishment work?
Yes — trades must not drill or disturb ACMs, and before any refurbishment you are required to have a refurbishment and demolition survey. Share the register with your contractors; we can coordinate removals ahead of their programme.
09How much should I budget across a portfolio?
Survey first — it converts unknowns into a priced list. Costs vary hugely by material, so we quote per property and offer portfolio rates when several jobs are programmed together.
10What are the penalties for ignoring asbestos duties?
Breaches of the Control of Asbestos Regulations carry unlimited fines and, in serious cases, imprisonment — plus civil claims from exposed tenants or workers. A managed register and certificated removals are far cheaper.
