Asbestos Ceiling Tiles.

Suspended and glued ceiling tiles from the 1950s to 1980s frequently contain asbestos, and they sit inches above every desk, till and classroom below.

Where you'll find them

Suspended grids and direct-fixed tiles in offices, shops, schools, pubs and village halls, plus infill panels above corridors and kitchens. AIB tiles look almost identical to harmless mineral fibre ones, only sampling tells them apart.

The risk

Intact tiles are usually low risk. The danger comes from maintenance: lifting tiles to chase cables, water damage, or wholesale strip-outs done without testing first.

Removal and cost

AIB tiles are licensed work under enclosure; lower-risk tiles can be removed under controlled non-licensed conditions. Where asbestos ceiling tiles are found

Suspended grids and glued tiles went into offices, schools, shops and public buildings by the acre from the 1950s to the 1980s — and into plenty of homes as glued polystyrene-look and fibre tiles. Refurbishments, re-wires and cable runs are where they get disturbed: the void above a tiled ceiling is the busiest workspace in any older commercial building.

The critical distinction: AIB or not?

Some ceiling tiles are asbestos insulating board — soft, high fibre content, licensed removal with enclosures, HSE notification and four-stage clearance, budgeted around £100–£300/m². Others are lower-risk cement or mineral compositions handled as non-licensed work. Nothing about their painted face tells you which is which — only a sample test decides the route, and the two routes differ in cost, time and law.

What not to do

Never push tiles up to peek into the void, never drill or break one “to see what it’s made of”, and never let a cabling contractor lift tiles in an untested pre-1990s ceiling. A single broken AIB tile can contaminate a room badly enough to need professional cleaning and air testing — far beyond the cost of testing first. How each type is removed

AIB tiles: full licensed conditions — sealed enclosure with negative pressure, HSE notification 14 days ahead, tiles lifted out whole and wrapped, and an independent four-stage clearance with air testing before the room is reoccupied. Lower-risk tiles: controlled non-licensed removal — damped, removed with hand tools, double-bagged and consigned, with the grid or soffit left clean for the new ceiling. The method is set by the lab result, never by how the tiles look.

Planning ceiling work in an older building

If you manage an office, school or shop with an original suspended ceiling, get the tiles tested before any project that touches the void — re-wires, new lighting, data cabling, HVAC. It’s a small line item that protects the whole programme: a refurbishment survey scopes the ceiling and everything else the project will disturb in one visit, and if removal is needed it can be programmed for a weekend or holiday instead of stopping the job mid-way.

Homes have them too

This isn’t only a commercial problem. Glued fibre and polystyrene-look tiles went onto kitchen, hallway and bathroom ceilings in thousands of homes into the 1980s, and some contain asbestos. The same rules apply at domestic scale: don’t scrape them off dry, don’t sand the adhesive pads behind them, and test before a ceiling refresh — a £125 sample decides whether it’s a decorator’s job or ours. Who this catches out

The typical incident isn’t a demolition crew — it’s an electrician lifting tiles to run a cable, an IT contractor tracing data runs, or a shopfitter opening a void on day one of a refit. If you commission any of those trades in a pre-1990s building, the asbestos question is yours to answer before they start: a current survey or a tile test is what lets them lift the first tile legally and safely.

Budgeting a ceiling project

For planning purposes: testing a tile costs £125 and takes days; non-licensed removal of lower-risk tiles is priced per m² at the cheaper end of asbestos work; AIB tiles carry licensed-work costs including notification, enclosure and independent clearance. The spread between those outcomes is wide enough that no sensible refurbishment budget should be set for an older tiled ceiling until the lab result is in — test first, then price the project once, accurately.

Suspended grids in offices, schools and shops

In commercial buildings the question is rarely one tile — it is a whole grid, plus whatever sits above it: old lagging debris, AIB packers, sprayed steel. Before recabling, fit-outs or dilapidations work, the ceiling void needs checking as part of a refurbishment survey, because pushing tiles up to look is exactly the disturbance that releases fibres. Where tiles test as AIB we programme licensed removal out of hours or in phases so trading and teaching carry on; where they are lower-risk board, controlled non-licensed removal is quicker and cheaper. Do ceiling tiles contain asbestos?
Many pre-1990s tiles do — especially in offices, schools and commercial buildings. Age and appearance aren’t reliable; a sample test is.
Are asbestos ceiling tiles dangerous?
Intact and undisturbed, risk is low. Broken, drilled or disturbed tiles — including lifting them to run cables — can release fibres, and AIB tiles especially so.
Is removal licensed?
It depends what the tiles are made of: AIB tiles are licensed work; some other tile types aren’t. Testing determines the route — we handle both.
Can I remove one broken tile myself?
