Sometimes the safest move is to seal, not strip

Removing asbestos is not always the right answer. Where a material is in good condition and unlikely to be disturbed, taking it out can actually create more fibre-release risk, and more cost, than leaving it safely sealed. Encapsulation is the recognised alternative: coat, enclose or overboard the material so the fibres are locked away and the surface is protected.

Encapsulation is fully supported by HSE guidance for the right materials, sound asbestos insulating board, textured coatings, pipe insulation and similar. It is typically quicker, less disruptive and cheaper than full removal, with far less waste. The key is honest assessment: it is only the right call when the material is genuinely in good condition and in a low-disturbance location.

Because we are a fully licensed removal contractor too, there is no bias, we recommend whatever is safest and most sensible, document it for your register, and can remove it later if the building ever changes.

When leaving it is the right call

Asbestos in good condition that nothing will disturb is often safer managed in place than ripped out — removal itself is the disturbance. Encapsulation seals the material behind a coating, board or enclosure so fibres cannot escape, at a fraction of removal cost.
The judgement is condition plus future use: a sound ceiling in a storeroom is a different proposition from the same ceiling above a workshop.

Coatings, boarding and enclosure

Elastomeric coatings soak into and seal friable surfaces like sprayed coatings and lagging. Overboarding puts a mechanical barrier over AIB ceilings and walls. Full enclosure boxes in whole risers or ducts. Each is matched to the material, and each is labelled so no future trade meets it unaware.
Done properly it is a recognised, HSE-accepted control — not a bodge to avoid removal.

It only works with management

An encapsulated material must go on the asbestos register, into the management plan, and onto a re-inspection cycle — typically annual — to confirm the seal is holding.
Encapsulate-and-forget is how today’s saving becomes a bigger bill in five years. We set the regime up with the work so it never drifts.

Honest advice between the two

Because we price removal and encapsulation side by side, you get the genuine comparison: cost now, cost over ten years, what happens when you eventually refurbish. Sometimes removal wins outright — if the area is being stripped anyway, encapsulation just defers the inevitable.

Encapsulation in commercial & industrial buildings

In offices, factories and occupied commercial premises, sealing asbestos in place is often far less disruptive than removal — no strip-out, shorter programmes and the building keeps operating. We encapsulate ceilings, columns, risers and plant-room materials as part of planned refurbishments or ongoing management, with the condition recorded for your asbestos register and follow-up air monitoring where needed. When encapsulation is the right answer — and when it isn't

Encapsulation suits asbestos that is in good condition, unlikely to be disturbed, and in a location where removal would cost more or create more risk than sealing it. A sound sprayed coating high in a plant room, AIB panels in a locked riser, lagging on a pipe run nobody will ever open up — sealing these in place controls the risk without the enclosures, downtime and cost of a licensed removal, and without disturbing fibre that is currently sitting quietly.
It does not suit damaged or deteriorating material, anything in a high-traffic or high-disturbance area, or material that refurbishment or demolition is about to disturb anyway — encapsulating a ceiling this year and cutting through it next year is money spent twice.
We will tell you when removal is the better answer, even though encapsulation is the cheaper job for us to win. That is the point of surveying before quoting: the recommendation follows the condition of the material, not the price list.

Where we encapsulate

The typical applications are consistent: sprayed coatings to structural steelwork, where stripping would need extensive enclosure and the coating is doing its fireproofing job; AIB in plant rooms and risers that is in good condition; pipe insulation in runs too inaccessible to strip safely; and asbestos cement roof sheeting, where a coating system extends the roof's life instead of replacing it.

Encapsulation is not the end of the duty

Encapsulated asbestos is still asbestos. It stays on the register, it stays in the management plan, and it still needs re-inspection on a set cycle — because the encapsulation itself can be damaged, and a sealed panel that has been drilled through is no longer sealed.
What we hand over reflects that: a record of exactly what was sealed, where, with what system, and when it should next be checked, ready to drop into your register. The duty to manage carries on; our paperwork makes carrying it straightforward.

Encapsulation or removal — how to decide

Five things settle it: the condition of the material, where it sits, how likely it is to be disturbed, what you plan to do with the building, and cost over time rather than cost this month. What is asbestos encapsulation?
Encapsulation means sealing asbestos material in place rather than removing it, by coating, enclosing or overboarding it so the fibres cannot be released. Where a material is in sound condition and unlikely to be disturbed, it is often the safest and most cost-effective option.
Is encapsulation as safe as removal?
For the right materials in good condition, yes. Sealing sound asbestos in place avoids the fibre release that disturbance during removal can cause, and it is fully recognised under HSE guidance. We assess each case and only recommend encapsulation where it is genuinely appropriate.
When is encapsulation better than removal?
When the material is in good condition, in a low-disturbance location, and removal would be disruptive or costly, for example sound AIB ceilings, textured coatings, or pipe insulation that is not being worked around. If the material is damaged or in the way of building work, removal is usually better.
How much does encapsulation cost?
It is often cheaper than full removal because there is less disruption and no disposal of large quantities of waste. We give a fixed written price after assessing the material, usually within 24 hours.
Does encapsulated asbestos need managing afterwards?
Yes. Encapsulated material stays in the building, so it should be recorded on your asbestos register and checked during regular re-inspections. We can set that up for you as part of a management plan.
Can you encapsulate and later remove if needed?
Absolutely. Encapsulation buys safe time. If you later refurbish or the material deteriorates, we can remove it under full controls, being a licensed contractor, we handle whatever the material needs, whenever it needs it.
Can asbestos just be left in place?
Often, yes — and it’s frequently the right call. Asbestos in good condition that won’t be disturbed can legally stay where it is, provided it’s identified, recorded and managed: that’s exactly what encapsulation and a management plan are for. The material gets sealed, logged and re-checked, and removal only happens if its condition or your plans change.
