The right survey, no scare tactics

An asbestos survey tells you what asbestos-containing materials are in a property, where they are, what condition they are in and what, if anything, needs to happen next. For any building constructed or refurbished before the year 2000, a survey is the sensible first step before renovation, demolition, or simply to meet your legal duty to manage. And if removal isn’t necessary, we can encapsulate the asbestos safely in place instead.

We carry out both Management Surveys and Refurbishment & Demolition (R&D) Surveys, with samples analysed by a UKAS-accredited laboratory. You get an accurate, photographed register and honest advice, we will never invent work that does not need doing. If a material is in good condition and better left in place, we will tell you.

Management or refurbishment — pick the right one

A management survey finds what a building’s day-to-day use could disturb and is the baseline every non-domestic building needs under CAR 2012. A refurbishment & demolition (R&D) survey is intrusive: it opens up floors, walls and voids in the areas your project will touch, because builders find what surveyors don’t look for.

Renovating on the back of a management survey is the single most common — and most expensive — mistake we see. If works are planned, the R&D survey comes first.

What the surveyor actually does

Every accessible material that could contain asbestos is sampled or presumed, photographed, location-referenced and condition-scored. Samples go to a UKAS-accredited laboratory for analysis, never a site guess.

The result is a register you can act on: what is where, what condition it is in, what to do about each item, and what it means for your project or your management plan.

A survey that sits in a drawer protects nobody. The register feeds either a removal scope — priced line by line — or an asbestos management plan for the materials that can safely stay.

Which survey do you need?

Management Survey

The standard survey for buildings in normal use. Locates and assesses the condition of asbestos materials so you can manage them safely and meet the duty to manage under CAR 2012. Minimal disturbance.

Refurbishment & Demolition Survey

A fully intrusive survey legally required before any refurbishment or demolition. We look behind walls, under floors and above ceilings so nothing hidden is disturbed once work begins.

What types of asbestos survey are there?

Two main types. A Management Survey checks the condition of materials during normal occupation and is what the duty-to-manage requires. A Refurbishment & Demolition (R&D) Survey is fully intrusive and is legally required before any refurbishment or demolition work, so nothing hidden gets disturbed.

Do I legally need an asbestos survey?

If you are a duty holder for non-domestic premises, you must manage asbestos under CAR 2012, which usually means having a survey and register. Before refurbishment or demolition of any pre-2000 building, an R&D survey is required. Homeowners are not legally obliged but a survey is strongly advised before renovating.

How much does an asbestos survey cost?

How quickly can you carry out a survey?

We can usually attend within a few working days, and sooner for urgent projects. Lab results and your report typically follow within a few days of the visit.

Can you remove anything you find?

How long does an asbestos survey take?

A typical domestic management survey takes a few hours on site, depending on the size and age of the property. Lab analysis of the samples follows, with your written report and register usually back within days of the visit — faster where a purchase or project deadline needs it.
