Asbestos Soffits, Fascias & Roofline Boards.

Cement soffits are common and manageable; AIB soffits look identical but are licensed work, which is why sampling first matters. We test, remove and replace rooflines like-for-like with modern materials.

Where you'll find it

Typically found in roofline boards, porch ceilings, bargeboards and guttering backboards, most commonly in houses and bungalows built or re-roofed between the 1950s and 1990s. How removal works

This is mostly non-licensed work. Every job starts with sampling and a fixed written quote within 24 hours. Removal is carried out with the controls the law requires for this material, waste leaves site with consignment notes, and the area is handed back with the right certification for your records, whether that's a homeowner's document pack or a four-stage clearance certificate.

What it costs

Typical UK guide range: £40 to £70 per linear metre, including disposal and paperwork. The most common asbestos outside the house

Walk any street of 1960s-1980s houses and most of the original soffits — the boards under the eaves — are either asbestos cement or AIB. Cement soffits are hard, dense and relatively low risk; AIB soffits are softer, higher in fibre content, and were fitted in huge numbers because the board cut cleanly and took paint well. Painted over for decades, the two are indistinguishable by eye, and the difference decides whether replacement is a non-licensed job or licensed work — our AIB guide covers why.

Fascia replacement and the uPVC trade

Soffits get disturbed for one reason: uPVC fascia and soffit replacement. The wrong way — and it still happens weekly — is a window company ripping boards down dry, snapping them into a van, and leaving fibre across the garden. The right way is a sample first, then removal by a contractor working wet, taking boards down whole, and consigning the waste. Cost and how the job runs

A typical three-bed semi is a one-day job: access equipment up, boards off whole and wetted, eaves cleaned, waste wrapped and consigned, ready for the uPVC installer to follow immediately behind. Testing first is £125 per sample and quotes are fixed — see our costs page for guide figures. We regularly work in sequence with fascia installers so scaffold is only paid for once.

Common questions

Are my soffits asbestos cement or AIB?
Both were used, and it matters: cement soffits are lower-risk work, AIB soffits are licensed removal. Age and fixing pattern give clues, but a small sample settles it — never assume from the ground.
Do asbestos soffits need removing before new fascias?
Yes — uPVC installers can’t legally over-clad or strip suspect soffits without them being identified and, if asbestos, removed correctly. We remove and consign them so the roofline job can proceed normally.
What does soffit removal cost?
It’s priced per linear metre and depends on whether it’s cement or AIB and how high the access is. Cement soffits on a semi are a modest job; AIB adds licensed controls. Photos get you a fixed quote within 24 hours.
Are asbestos gutters and downpipes dangerous?
Asbestos cement rainwater goods are low risk while intact — the fibres are locked into the cement. Don’t cut, drill or smash them: breakage is what releases fibres. When they fail or leak, the safe answer is careful like-for-like replacement with the old ones double-wrapped and disposed of with consignment notes, which we include in the price.
