Demolished buildings, fly-tipping and decades of industrial fill have left asbestos in the ground across the North West’s brownfield sites, and it stalls developments until it’s dealt with.

Where it turns up

Made ground on former industrial sites, garden soils where garages and sheds burned down or were flattened, farm tips and infilled land. It appears as cement fragments, board pieces or free fibre.

Site investigation identifies type and concentration; a remediation strategy then sets whether soil is picked, sieved, capped or excavated and disposed. Planners and NHBC want validation evidence at the end.

How asbestos gets into ground

Asbestos in soils is almost always a legacy of what stood on the land before: demolished mills, factories and farm buildings whose cement sheet and lagging debris was crushed into the ground, wartime rubble used as fill, informal tipping, and burnt-out garages and sheds. It turns up as visible cement fragments in one spade of soil, or as free fibre detectable only by lab analysis — and brownfield redevelopment is where it surfaces, usually in a ground investigation report that stalls the planning condition.

Assessment: from screening to quantification

Soils work runs on lab data. Screening identifies whether asbestos is present and in what form; quantitative analysis measures concentration against the 0.1% control-of-asbestos threshold and supports the risk assessment your consultant builds for the site. Sampling follows the ground-investigation grid, and the analysis uses UKAS-accredited soils methods — a different protocol from building-material testing. The outcome decides everything: below threshold with low fibre release, material can often be managed in place under a materials management plan; above it, the affected horizon is excavated as asbestos-containing soil.

Remediation and disposal routes

Where excavation is required we strip the contaminated horizon under dust suppression with air monitoring on the boundary, segregate visible ACMs, and consign material to appropriately permitted facilities — with a validation report and waste documentation that discharges the planning condition. On larger sites, on-site screening and picking can cut disposal tonnage dramatically. How does asbestos end up in soil?
Mostly from the past: demolished buildings with asbestos left in the rubble, buried waste, and made ground on former industrial sites. Fragments of cement sheet are the most common find; loose fibre from insulation is rarer but more serious.
What happens if asbestos is found during groundworks?
Work in that area should stop while the material is assessed and tested. Depending on the result, the fix ranges from simple hand-picking of cement fragments to formal remediation with air monitoring — we advise on the proportionate response, not the most expensive one.
Can a site with asbestos in the soil still be developed?
Yes, in most cases. With testing, a remediation strategy and verified removal or capping of affected soils, contaminated sites are routinely brought back into use — our land remediation team handles the full process including waste consignment and validation reporting.
How much does asbestos soil testing cost?
Accredited laboratory soil analysis typically costs £150–£400 per sample across the UK, depending on the level of analysis required — basic screening at the lower end, detailed quantitative analysis for complex sites at the upper.
