Recent work in the city. In August 2026 we removed around 100m² of asbestos insulating board ceilings from a managed residential property on Belhaven Road in M8 — boards nailed to the joists and over-boarded with plasterboard, so nothing showed until the refurbishment survey opened it up. The materials we see most often across Manchester are the ones that go with its housing: Artex ceilings in 1960s and 1970s semis, insulating board around boiler cupboards and behind fuse boards in council-built stock, cement roofs on garages and outbuildings, and pipe lagging in the mills and older industrial units along the Rochdale and Ashton canals. Most of it is safe left alone if it is in good condition; the problems come when it is disturbed during a refurbishment, a rewire or a boiler swap.
