Which type of ceiling needs removing?

A ceiling may contain asbestos insulating board (AIB), asbestos-containing tiles or a textured decorative coating such as Artex. These materials need different removal methods. A coating can also conceal a different board beneath it, so the visible finish alone does not establish what the whole ceiling contains.

Photographs help us assess access and layout; they cannot confirm or rule out asbestos. Where the information is incomplete, we will explain whether sampling or a survey is needed before the removal scope can be agreed.

Asbestos ceiling removal, in depth

AIB ceilings and licensed removal

Most AIB ceiling removal needs a licensed contractor. Innov8 UK Group holds an HSE asbestos licence, and we assess the proposed work before confirming the removal method, notification requirements and programme.

Licensed enclosure work involves segregation, controlled removal, decontamination and cleaning, followed by independent four-stage clearance. The written scope identifies the ceiling area and any associated debris or contamination included in the work. Concealed layers or inaccessible voids may need further investigation before that scope is finalised.

Artex and other textured ceilings

Asbestos-containing textured coatings are assessed separately from AIB. Work may be non-licensed or notifiable non-licensed, depending on the material, its condition and the removal method. Where the coating is on asbestos board, the board must also be considered.

We will explain whether the agreed work removes the coating, the backing or the complete ceiling. Replacement plasterboard, plastering, decoration and other reinstatement are included only where they are expressly listed in the quotation.

Planning the work around your building

Access, furniture, electrical fittings, services above the ceiling and the route for waste all affect the job. For schools and occupied workplaces, the programme also needs to account for segregation and the people using the surrounding areas. Any necessary service isolations and responsibilities will be agreed before work starts.

Licensed work normally requires at least 14 days’ notification before starting, unless the enforcing authority agrees a shorter period. The removal duration is separate from that notification period. We will confirm both when the scope is established.

What affects asbestos ceiling removal cost?

Ceiling area is only one part of the price. Material type, height, condition, access, enclosure requirements, concealed layers, waste quantities and clearance arrangements all affect the quotation. A small ceiling that needs a full licensed setup may cost more per square metre than a larger, straightforward area.

Your quotation will identify what is included and any exclusions. Please tell us whether you need coating removal only, complete ceiling removal or a wider strip-out, and whether replacement work is required.

Clearance and handover

For licensed enclosure removal, an analyst from an independent UKAS-accredited organisation completes the four-stage clearance. The Certificate for Reoccupation applies to the defined work area; it does not certify that the whole building is asbestos-free. For other work, the handover documents reflect the removal method and agreed scope. We also provide the applicable waste documentation.
