Roof sheets and wall cladding

Asbestos cement was widely used for corrugated roof sheets, wall cladding and associated building products. The presence of asbestos needs to be established from suitable survey information or analysis, rather than appearance alone.

A roof project may also involve rooflights, gutters, internal linings, insulation or debris that need separate assessment. Please provide the existing survey and any available drawings so these can be considered before work is priced. A cement-sheet removal quotation does not automatically include concealed AIB or other materials elsewhere in the building.

Removal and replacement scope

We offer removal and replacement of asbestos cement roofs and cladding. The quotation will set out which elevations or roof areas are included, the replacement specification and any associated works. If your project is removal-only, tell us who will undertake the replacement so the sequence and handover can be agreed.

Structural repairs, changes to drainage, insulation upgrades, rooflights and internal making good need to be identified in the scope. Do not assume they are included unless they appear in the written quotation.

Fragile roofs and access

Asbestos cement sheets and rooflights must be treated as fragile. Do not walk onto the roof to measure it or take photographs. We assess the access requirements and fall-protection arrangements for the particular building before work starts.

Building height, roof condition, nearby structures, power lines, vehicle movements and the activity beneath the roof can affect the work. Tell us whether the premises will remain occupied and whether stock, equipment or livestock need to be moved or protected.

Planning around an occupied site

Removal, waste handling and replacement need to follow an agreed sequence. For occupied premises, this includes segregation, delivery routes and any restrictions on access to the work area. Weather conditions and how the building will be protected while sections are open also need to be considered.

Phasing may be possible, but it depends on the building and replacement design. We will discuss what is practical rather than promise that every site can remain fully operational throughout the work.

Asbestos controls and waste

Carefully removing asbestos cement sheets without substantial breakage is commonly non-licensed work. Damaged material, contamination or other asbestos products can change the assessment. Holding an HSE licence does not mean every cement-sheet job is licensed work; the material and proposed activity determine the requirements.

The agreed method covers handling, packaging, cleaning and disposal. Applicable waste consignment documentation records the disposal route. Clearance and monitoring requirements are established for the actual work; a four-stage clearance is not automatically part of every asbestos cement roof removal.

What affects the quotation?

Roof area, sheet condition, height, access equipment, waste quantities and the replacement specification all affect cost. Rooflights, gutters, insulation and repairs can also change the scope. A simple square-metre rate cannot capture all of these requirements.
