OVERVIEW

The UK's most common asbestos job

Grey corrugated cement sheeting is everywhere, on garages, sheds, lean-tos, coal stores and outbuildings across virtually every UK street. If it was built or re-roofed before 2000, that sheeting almost certainly contains asbestos. It is the single most common asbestos material we are asked to remove.

While the sheets are intact, asbestos cement is relatively low risk because the fibres are locked into the cement. The problem is weathering and DIY: cracked, mossy or brittle sheets, and homeowners smashing them up to fit them in a skip, both of which release fibres into the air. Asbestos waste also cannot go in a normal skip or bin, it must be double-bagged and taken to a licensed facility.

The most common asbestos job in Britain

Corrugated cement sheets roofed hundreds of thousands of garages, sheds and outbuildings into the 1980s, and every one of them is now brittle and past its design life. The cement binds the fibre tightly, so an intact roof is low risk — the danger is in breaking, drilling or pressure-washing it.
Never jet-wash an asbestos roof: it strips the cement matrix and rains fibre-laden slurry over the garden.

A one-day, fixed-price job

Sheets are unbolted and lowered whole wherever possible — never smashed down — wrapped on site, and taken away on consignment notes the same day. A typical single garage is cleared in a morning at a fixed price agreed from photos.
Cement roof work is non-licensed, so there is no notification period: we can usually book within days.
On the day, the sheets come off in the order they went on. Ridge and flashings first, then the bolts and hook bolts are cut or drilled out rather than levered, so nothing cracks under load. Each sheet is passed down by hand — not dropped — and laid flat rather than stacked on edge.
Whole sheets are double-wrapped in heavy-duty polythene and taped; anything already broken is double-bagged in red and clear asbestos bags. Gutters, downpipes and any loose debris come with it. The area is then vacuumed and wiped, and the garage base is left swept.
Everything leaves site the same day on a consignment note, and you get a copy with the invoice. Nothing goes in a skip and nothing waits on your drive overnight.

Roof, walls or the whole garage

Half our garage calls end up being full demolitions — once the roof is off, a tired concrete-panel garage is rarely worth keeping. We price roof-only, roof-and-walls, and full take-down with base left clean, so you can decide with real numbers.
Panels themselves are often cement too; testing first takes seconds and is included in the visit.
It is worth thinking past the roof before you book. Wall panels, gutters, downpipes, soffit strips and the old up-and-over door frame are all commonly cement, and dealing with them in the same visit costs less than a second mobilisation later. If the base is cracked or the garage is coming down for a driveway or an extension, say so at the quote stage and we will price the demolition and the clearance together.

Why not to take it down yourself

There is no law stopping a homeowner removing their own garage roof, and plenty of people do. The reason we would rather you didn't is what happens to the sheets. Asbestos cement is stable while it is whole; it releases fibres when it is broken, drilled, cut or dropped, and a sheet pushed off a roof breaks every time it lands.
The disposal is the other half of it. Skip companies will not take asbestos, most household waste centres need it booked in and wrapped, and tipping it anywhere else is an offence that carries a fine far larger than the cost of the job. What it costs

Single garage roofs typically run £380–£600 including disposal; full garage demolition £800–£1,500 depending on size and access. Figures are guide rates — photos get you a fixed written quote within 24 hours.
Five things move the number. Size — a single garage is a morning, a double or a long row of sheets is not. Access — whether we can get a vehicle alongside, or whether every sheet has to be carried through a garden. Height and pitch — anything needing a tower or edge protection adds time before a single bolt is touched. Disposal volume — waste is charged by weight, so wall panels, gutters and a broken-up base all count. And whether you want it replaced — a new roof, a new garage, or the slab left clean for something else.
Condition matters too. Sheets that are already cracked or have been walked on take longer to lift whole and generate more bagged waste than a sound roof. We would rather see photos than guess: send them over and you get a fixed written price within 24 hours, with the disposal included in it rather than added afterwards.

Is my asbestos garage asbestos?
Corrugated cement sheeting on garages, sheds and outbuildings built or re-roofed before 2000 very commonly contains asbestos. It is one of the most widespread asbestos materials in UK homes. If your asbestos garage is grey corrugated sheet and predates 2000, assume it is asbestos cement until tested.
Is an asbestos garage dangerous?
Asbestos cement is lower-risk while intact because the fibres are bound in the cement. The risk rises as sheets weather, crack, or if they are broken up, drilled or smashed during DIY removal. Never break the sheets, that is when fibres are released.
How much does asbestos garage removal cost?
A typical single asbestos garage is one of our most affordable jobs. The exact price depends on size, access and whether you want a new roof fitted afterwards. We give a fixed written quote from a few photos, usually within 24 hours.
Can I remove an asbestos garage myself?
We strongly advise against it. Breaking the sheets releases fibres, and the waste must be double-bagged and disposed of at a licensed facility, you cannot put it in a skip or household bin. It is safer, and often not much dearer, to have it done properly with a consignment note.
Do you fit a new roof after removal?
