What we did

Licensed AIB ceiling removal at Starbeck Library, sequenced around opening hours and public access. Fully enclosed with negative pressure and air monitoring, and closed out with independent clearance.

The removal sequence was planned to keep the rest of the building unaffected — protected transit routes, a controlled enclosure with negative pressure, hygiene facilities on site and every waste movement consignment-noted to a licensed facility.

Scope of works & method

Overview of project and why the works are required

Following a recent inquiry from the client of Ashworth Demolition, IUG was requested to conduct a site visit to assess the remedial actions outlined in the asbestos survey carried out by an independent UKAS-accredited analytical company on the agreed date. Due to the ongoing refurbishment works at Starbeck Central, the licensed asbestos materials identified in the survey must be removed to facilitate the project. Additionally, Starbeck Library, which is annexed to the main building, remained operational throughout the removal and refurbishment process. The principal contractor, Walter Thompson, commenced site setup on the agreed date IUG commenced asbestos removal works on the agreed date. The project was carried out in two phases, with this plan of work covering Phase 1, with phase 2 following consecutively on the agreed date. This phase includes the establishment of five enclosures, as detailed in the site diagrams. The asbestos were removed consists of AIB ceiling panels (1000mmx600mm) which are affixed to timber battens. Additionally, within Enclosure E02, the scope of work includes the removal of both AIB ceiling panels and high-level AIB firebreaks (1000mmx600mm) located in Rooms 20 and 21.

HOW THE ASBESTOS AND NON-ASBESTOS RISKS WERE CONTROLLED

All removal works were carried out under fully controlled conditions within five purpose-built enclosures, each maintained under negative pressure. Wetting techniques and shadow vacuuming was employed to minimise fibre release. The work was conducted methodically to ensure that the 600mm void above the AIB ceilings is sealed as and when it is identified, as promptly as possible. Personal air monitoring was conducted throughout the removal process, including during enclosure operations and de-tenting. Additionally, leak monitoring was in place throughout the works to ensure compliance with safety regulations.
