A walkthrough of the garage and associated property was carried out. Following the inspection, the client confirmed their intention to proceed with asbestos removal works under fully controlled conditions.
The asbestos-containing material identified comprises asbestos insulating board (AIB) panels, which are nailed to timber joists. The total estimated quantity is approximately 15m². No visible voids were identified leading into other areas of the property. The only anticipated void is located above the AIB panels, with an estimated depth of approximately 150mm.
The asbestos is currently in very good condition in situ.
Asbestos risks were controlled through fully licensed removal within a purpose-built enclosure maintained under negative pressure, using controlled wet-removal techniques, shadow vacuuming, strict decontamination procedures, and independent UKAS-accredited air monitoring in accordance with CAR 2012, HSG247, and IUG procedures’-asbestos risks, including work at height and use of access equipment, was managed through site-specific risk assessments, competent supervision, compliant use and inspection of step ladders and hop-ups, clear segregation, and appropriate PPE.
