AIB garage ceiling removal at Coningsby Close

A completed Innov8 UK Group project in Leamington Spa — delivered safely, documented fully and handed back on programme.
THE PROJECT

What we did

Licensed removal of an AIB garage ceiling — approx. 12m² — under controlled conditions with negative pressure and air monitoring. Waste consignment-noted throughout and the garage independently cleared before handback.

Our licensed team completed the strip in a single visit, damping down and double-wrapping each sheet, documenting the waste movement end to end and leaving the site swept, safe and ready for the next stage.

Innov8 UK Group provides asbestos garage removal and asbestos removal in Leamington Spa for homeowners, businesses and main contractors alike, working UK-wide from depots in Manchester, Carlisle and London.

Scope of works & method

OVERVIEW AND JUSTIFICATION FOR THE WORKS

A site visit was carried out on the agreed date by our project manager in relation to the proposed removal of asbestos insulating board (AIB) from the integral garage ceiling at this domestic dwelling. Following the site inspection, the licensed asbestos removal works were awarded for the removal and disposal of approximately 12m² of AIB ceiling boards under fully controlled conditions in accordance with the Control of Asbestos Regulations 2012, HSG247 and current industry best practice. As the works are at an occupied domestic dwelling with an integral garage, control measures were implemented to protect the household and neighbouring residents. The works were undertaken within a fully enclosed negative pressure enclosure by trained and competent licensed asbestos personnel, with all asbestos waste securely removed from site and disposed of at a licensed hazardous waste facility on completion. The work area was segregated using barrier tape and asbestos warning signage, the garage secured, and the internal garage-to-house door sealed to prevent unauthorised access.

HOW THE ASBESTOS AND NON-ASBESTOS RISKS WERE CONTROLLED

The asbestos risks associated with the removal of the AIB ceiling boards were controlled through a fully enclosed negative pressure enclosure, controlled wet removal techniques, Class H vacuum cleaners and strict decontamination procedures in accordance with the Control of Asbestos Regulations 2012 and HSG247. Non-asbestos risks were controlled through effective segregation using barrier tape and asbestos warning signage, a secured garage, controlled access and waste transit routes, good housekeeping and daily supervision. As the dwelling is occupied, the household was kept clear of the work area and neighbouring residents advised of the works.

OBSTRUCTIONS MAKING ACCESS AND THE WORKS MORE DIFFICULT?

Obstructions may include the low garage ceiling height and any residual fixtures or stored items. The homeowner has been asked to clear all garage contents prior to arrival. Access and removal was managed through careful planning, suitable low-level access equipment (hop-up, podium, step l
