Asbestos In 1970s to 1990s Houses.

Artex and textured coatings (used well into the 1980s), asbestos cement garage roofs and sheds, soffits and verge undercloaks, boiler flues, bath panels, vinyl floor tiles and their bitumen adhesives.

Use declined through the 1990s as substitutes took over — but old stock kept being fitted right up to the 1999 ban. A 1996 house can still have an asbestos cement flue or soffit; never assume by build year alone.

These houses are now at prime extension and refurbishment age. Before knocking through, re-roofing a garage or skimming a ceiling, a refurbishment survey or targeted £125 sample test settles what you are working with.

"It's an 80s build, it's fine" is the sentence that precedes most surprises in this era. The 1985 ban covered the most dangerous fibre types — but chrysotile cement, textured coatings and gaskets stayed on the market for another 14 years. Ceilings: textured coatings into the late 80s. Outside: cement soffits, verge undercloaks, rainwater goods and the garage or shed roof. Services: boiler flues and rope gaskets, especially where an original boiler survives. Floors: vinyl tiles and sheet flooring with paper backing in kitchens and hallways. Bathrooms: bath panels and occasionally cistern composites carried over from older stock.

Can a 1990s house contain asbestos?

Yes — chrysotile products stayed legal until 1999. Cement flues, soffits and old-stock materials turn up in houses built right through the 90s, so never assume by year alone.

When was asbestos banned in the UK?

Amosite and crocidolite (brown and blue) in 1985; chrysotile (white) in 1999. The 1999 date is the one that matters for houses — anything built or refitted before it can contain asbestos.

Is Artex from the 1980s asbestos?

Often, yes — textured coatings contained chrysotile well into the 80s. A £125 test settles it before any skimming or removal.

What should I check before extending?

A refurbishment survey of the affected areas — typically the garage, soffits, ceilings and any old flues on the line of the works. It is quick and keeps the build on programme.
