Asbestos In Prefabs & Non-Traditional Houses.

Post-war prefabs and system-built council stock — BISF, Airey and their relatives — were built fast from factory panels. Asbestos cement and board were part of the kit, and much of that stock is still lived in across the North West and Yorkshire.

Where it hides

Asbestos cement roof sheets and wall panels, cement infill and undercloaks, AIB linings to walls, ceilings and airing cupboards, and cement flues — often several materials in one small house.

Why it matters now

This stock is in the middle of retrofit: insulation schemes, recladding, window and roof renewals. Every one of those programmes disturbs the original fabric — exactly where the asbestos sits.

Know your system type

BISF steel-framed houses commonly carry asbestos cement roof sheeting and panel infill; Airey and similar concrete-post systems used cement panels and boards; many types took AIB internal linings during construction or later upgrades. The system type tells a surveyor where to look first — if you know yours, say so at enquiry and the survey gets sharper.

Social landlord programmes

For housing associations and councils the pattern is scale: the same house type repeated across an estate means the same materials repeated too. We survey representative properties, build the register across the stock, then programme removal or encapsulation around tenants — the same approach we bring to housing association work generally, with decant time kept to a minimum.

Owners of ex-council prefabs

Common questions

Do all post-war prefabs contain asbestos?

Not all, but asbestos cement and board were standard prefab materials, so any unrefurbished example should be presumed to contain them until surveyed.

Is a BISF house dangerous to live in?

No — intact cement panels and linings in good condition are low risk. The risk moments are retrofit, recladding and roof renewal, which is why surveys come before those programmes.

Can insulation be fitted to a prefab with asbestos?

Yes — after a refurbishment survey identifies what the works will disturb. Affected materials are removed or encapsulated first, then the retrofit proceeds normally.
