What happens during professional asbestos removal?.

A professional asbestos removal project follows a defined sequence: identify the material, plan and price the work, notify the regulator where required, set up controls, remove the asbestos, verify the area is clean, dispose of the waste legally and hand over the paperwork. The controls scale with the risk of the material, but the sequence is the same.
Here is what to expect at each stage, whether it is a domestic garage roof or a licensed commercial strip-out.

Step 1–2: Survey and quotation

Everything starts with knowing what the material is. That means an existing survey report, laboratory testing of a sample, or — for straightforward jobs like garage roofs — photographs and dimensions. From that information you receive a written, itemised quotation covering removal, disposal and any air testing, so there are no surprises later.

Step 3–4: Notification and set-up

Licensed work is notified to the HSE at least 14 days before it starts; notifiable non-licensed work (NNLW) is notified online before work begins; plain non-licensed work needs no notification. On site, the work area is segregated and signed. For licensed work a sealed enclosure is built, smoke-tested and placed under negative pressure, with a decontamination unit for the operatives. For non-licensed work, controls are proportionate: polythene sheeting, damping down and restricted access.

Step 5–6: Removal and verification

Materials are removed using controlled wet techniques, whole wherever possible, never broken up dry. Waste is double-bagged or wrapped as it is produced. After licensed removal, an independent UKAS-accredited analyst carries out a four-stage clearance including air testing before the enclosure comes down. On non-licensed jobs the area is visually inspected and, where specified, reassurance air testing is carried out.

Step 7: Disposal and handover

All asbestos waste travels with a hazardous waste consignment note to a licensed facility. You receive the consignment note, the certificate of reoccupation where a clearance was required, and the plan of work — the complete evidence trail. Keep them with your property records; buyers, insurers and future contractors will ask for them.
